Total Development Concepts is the residential general-contracting arm of the Total Development family. The roofing side — that's our sibling brand, Total Development Roofing. Same family, different scope.
We've been doing the work in Western Pennsylvania for about a quarter-century. A general contractor means we manage the trades on a project, we self-perform when the trade is ours, and we sign the final check. We work with homeowners directly. We work with architects when one's on the project. We run our own projects on flips. We act as construction manager when a client wants a builder in the room from the schematic onward.
The voice on this site is the voice in the office. Plain American English. No "dream homes." No "passion-driven craftsmanship." If we use a word, we mean it the way the trade means it.

Kitchens & baths to whole-home.
Kitchens, baths, additions, full whole-home renovations. Historic restoration when the bones are worth saving. We work to the deck, not just the surface — if framing is wrong, the framing gets fixed before the finish goes on.
Custom homes, ground-up.
Custom residential builds. Architect-led when one's on the project. We'll bring an architect in when the client doesn't have one. From site work and foundation through finish.
Owner's rep / CM-at-risk.
For projects where you want a builder in the room from the schematic onward. We price the design as it evolves, flag the trade implications early, and run the schedule. Two arrangements: owner's-rep advisory, or CM-at-risk with a GMP.
Bought, renovated, resold.
We buy distressed properties in Pittsburgh and Western PA, renovate them through, and put them back on the market. Sometimes a paint-and-update; sometimes a stud-out gut.
