Custom residential builds, ground-up. Architect-led when one's on the project; we'll bring an architect in when one's not. Site, foundation, frame, finish.

01 / Site & Foundation

Site Work, Excavation, Foundation.

Clearing, grading, utility connections. Footing layout, footing inspections, foundation pour or block depending on the spec. Waterproofing on the exterior face, perimeter drain installed before backfill. We're not the excavator on most jobs — the excavator is our long-time sub. Same with the concrete crew.

02 / Framing & Shell

Framing, Sheathing, Dry-In.

Stick-built framing per the engineered drawings. Sheathed and house-wrapped. Roof on, windows in, exterior doors hung — the house gets dried in before any interior trade comes on site. Framing inspection scheduled at the right point; nothing gets covered before inspection.

03 / Mechanicals

Electrical, Plumbing, HVAC.

Rough-in coordinated so the trades aren't in each other's way. Service size and panel layout match the spec, not a default. Plumbing supply and DWV laid out for the actual fixture plan. HVAC sized by manual J, not by square footage rule of thumb — especially on tighter builds where the load is genuinely smaller.

04 / Insulation & Drywall

Envelope, Insulation, Board.

Air sealing before insulation — mudded penetrations, gasketed top plates, sealed rim joists. Insulation per the design (batts, blown cellulose, or spray foam depending on assembly). Drywall hung, taped, three coats. Texture or smooth depending on spec.

05 / Finishes & Close-out

Trim, Tile, Cabinet, Paint, Punch.

Finish carpentry, tile, cabinetry, paint — same sub stack we use on renovations, so the trades know our standards. Punch-list walkthrough before final inspection. We don't ask for the final payment until the punch list is closed.
